The legendary Vitosha Boulevard needs image polishing

Mr. Stefan Kossev, the Managing director of the consultancy company Regent’s, previously the Executive Director of a leading retail chain, says that the most important objective of the retail street is to be attractive to the people (the customers). Only when this condition is met, the street becomes attractive to the retailers as well. “If there are constant reasons for customers to avoid it (lack of parking places, continuous construction works, etc), whatever terms the landlords offer, the retailers would never be interested in Vitosha Blvd,” he added.

 

“In order to have a more contemporary outlook of our central pedestrian area, first we must prepare an integral concept for the entire street, in the same way we operate large shopping centers”, says Mr. Kossev. According to him, what stands in the way for Vitosha Blvd to be the eye-catcher in Sofia’s CBD is the lack of a unified model and improper leasing. “The Municipality should make a firm decision whether Vitosha Blvd would be completely closed for transportation or not. A management company, established by landlords’ representatives, is also essential, because it could engage professional consultants who can develop a working marketing plan.” Mr. Kossev welcomes the diversification of the current tenant mix with more cafés, restaurants and other establishments. According to him, if this ongoing shift continues in the other sectors as well, the retail street of Sofia can quickly regain its previous glamour.
